Frequently Asked Questions
Find clear answers about our services, supervision process, and how we help clients build with confidence in Bali and Lombok.
What is the difference between supervision and contracting?
Supervision means CCC acts as your independent representative — overseeing quality, schedule, and cost while the contractor builds. We do not perform the construction works ourselves; instead, we ensure that the contractor follows the drawings, specifications, and standards. Contracting means taking responsibility for the actual physical construction, materials, and labour. Supervision protects your interests by verifying that the contractor delivers what has been agreed.
Why do I need a construction consultancy in Bali?
Building in Bali involves unique challenges: variable contractor quality, differing interpretations of international standards, and evolving local regulations. CCC bridges that gap — translating professional building practices into the local context, preventing costly mistakes, and ensuring the finished product meets international expectations.
When should I engage CCC in my project timeline?
Ideally before signing a construction contract. Engaging CCC early allows us to review the drawings, BOQ, and contract terms, identify risks, and benchmark pricing. However, we can also be engaged mid-construction to stabilise a troubled project or implement proper supervision and reporting going forward.
Can CCC work with any architect or contractor?
Yes. CCC is completely independent and collaborates with any design or build team chosen by the client. We adapt our approach to fit the project structure while maintaining objective quality control.
How are your fees structured?
Fees are typically monthly retainers based on project scope and reporting requirements. We offer pre-construction consultancy including complete plan and BoQ review, and then construction supervision. Custom packages are available for multi-site or long-term projects. How often are site reports and updates provided?
CCC provides daily photo/video updates via WhatsApp and weekly formal PDF reports summarising progress, milestones, issues, and recommendations. Urgent matters are communicated immediately through the project group chat.
What qualifications do your engineers have?
Our engineers are Indonesian-licensed professionals, all educated to degree level in engineering, with specialisations across civil, mechanical, and electrical disciplines. Our senior supervisors hold the SKA (Sertifikat Keahlian), the national competency certification required for professional engineers in Indonesia. They are supported by CCC’s international project managers, ensuring every stage of construction meets both local SNI standards and international best practices.
How does CCC ensure international building standards are followed?
CCC aligns its supervision with international best practices (AS/NZS, Eurocode, or equivalent) while cross-checking against Indonesian SNI standards. Every inspection includes a photographic record, method verification, and compliance notes to ensure workmanship meets global expectations.
What happens if CCC identifies defects during construction?
Defects are immediately documented with photos, notes, and rectification instructions in the site report. CCC then verifies that the contractor has corrected the issue before approving the next stage of work or recommending payment release.
Can CCC help review or renegotiate my contractor agreement?
Yes. Our pre-construction service includes contract review — ensuring progress payments, defect clauses, and dispute-resolution terms protect the client. We also assist mid-project if renegotiation is required due to scope changes or non-performance.
What is included in your pre-construction review service?
A one-time comprehensive review covering: Structural and MEP drawing coordination, BOQ and material pricing validation, contractor due diligence, contract and scope alignment, and value-engineering recommendations. This stage ensures the design and budget are realistic and buildable before works begin.
Can CCC join a project that has already started?
Yes. We often enter mid-construction to audit quality and re-establish control. We begin with a full inspection and documentation review, then issue a baseline report outlining existing conditions, risks, and corrective steps.
How does CCC handle communication with overseas clients?
We maintain clear, ongoing communication through dedicated WhatsApp project groups, weekly reports and video walkthroughs, and scheduled calls for milestone reviews. All reporting is English-language, with optional bilingual (English–Bahasa) documentation for local teams.
What are the benefits of having independent supervision?
Independent supervision ensures transparency, accountability, and peace of mind. CCC protects your investment by catching issues early, verifying workmanship, and preventing unnecessary cost variations. It also bridges the cultural and technical gap between client and contractor.
Do you provide handover or post-construction audits?
Yes. CCC offers final handover inspections and post-construction audits to confirm the project is complete to specification and ready for occupation or sale. We also prepare a detailed defect list and verify rectifications before final payment or key handover.
